Oakville commercial properties are judged on their entrances. Head offices along the QEW corridor, medical buildings, retail plazas in Glen Abbey and Upper Middle, and condominium boards in Bronte and Old Oakville all want the same thing: a site that looks maintained every day, not every second week. Here is what that costs and what an Oakville contract should cover.
Oakville commercial maintenance prices for 2026
| Property | Typical scope | Monthly, April to November (2026) |
|---|---|---|
| Small plaza, office or bank branch | Under 0.5 acre of turf and beds | $700 - $1,500 |
| Mid-size site or low-rise condo | 0.5 to 2 acres, several bed areas | $1,500 - $4,000 |
| Large condo, campus or industrial park | Over 2 acres, multiple buildings | $4,000 and up, by quote |
The monthly price covers weekly mowing, trimming and edging, blowing walks and parking areas, weeding beds, litter pick on landscaped areas and a short report after each visit. Oakville sites tend to land toward the upper end of each band: more ornamental beds, more hand-pruned shrubs, and boards that expect seasonal colour at the entrance.
| Common extras | Typical 2026 price |
|---|---|
| Spring or fall cleanup | $600 - $2,500 per visit |
| Mulch, supplied and spread | $90 - $130 per cubic yard |
| Core aeration | $250 - $450 per acre |
| Seasonal flower beds and planters | By count, usually $1,000 - $5,000 a season |
| Hedge and shrub pruning | Included or $65 - $85 per crew hour |
What an Oakville property should put in writing
- A site map showing every area, what is done there and how often.
- Visit days and windows, so crews are not mowing outside a boardroom at 10 a.m. or blocking a plaza lot at lunch.
- Bed standards, such as weeds removed weekly, mulch depth kept at 5 to 8 cm, and shrubs pruned to a stated shape.
- A reporting format, with photos of anything that needs the owner's decision: a dead tree, a broken irrigation head, a damaged curb.
- Escalation and response times for urgent calls, especially in winter.
Town rules for Oakville commercial sites
Oakville's Lot Maintenance By-law 2023-075 requires grass and weeds to be cut, and the cuttings removed, before they pass 20 cm. It also makes the owner responsible for maintaining the boulevard in front of the property at their own expense, to the same limit. On a corner plaza, that can be a long stretch of turf between the sidewalk and the curb. Oakville's stormwater fee also treats non-residential properties differently from houses: they pay a variable charge rather than the flat residential fee, phased in over several years, and the Town has said a credit program for non-residential properties starts in 2027. Landscaping that holds water on site is worth discussing before that program opens.
Accessible paths are a maintenance duty
Ontario's Integrated Accessibility Standards require obligated organizations with 50 or more employees in Ontario, and public sector bodies, to include procedures for preventative and emergency maintenance of accessible elements in public spaces, and for handling temporary disruptions, in their multi-year accessibility plans. For a head office or medical building, that means outdoor paths, curb ramps and accessible parking built under those standards. In practice, we build the inspection into the visit schedule: paths checked for heaved pavers and overhanging branches, ramps kept clear of debris in summer and snow in winter, and anything that blocks an accessible route reported the same day.
Winter and the 60 day notice rule
Since 2021, Ontario's Occupiers' Liability Act has required anyone hurt on snow or ice to give written notice to the occupier or the snow contractor within 60 days before they can sue. Good winter records, visit times, conditions, salt and photos, are what protect the property if a notice comes in. Commercial snow is quoted per site; our Oakville snow removal page covers how the Town handles roads and sidewalks.
