Quick answer: Yard drainage work in Oakville costs about $380 to $1,300 for buried downspout extensions, $1,600 to $6,500 for regrading and $2,600 to $5,400 for a typical French drain, up to $26,000 for a lot that needs several fixes. The Town's rule is simple: you cannot alter your grade or run downspouts in a way that sends water onto a neighbour's property or the road. Halton Region pays 100% of downspout disconnection up to $900 and 100% of weeping tile disconnection with a sump pump up to $6,500, and half of a backwater valve up to $1,600.

Oakville's drainage complaints often start with a neighbour: an infill house built higher than the old bungalow next door, a new patio, a raised garden bed or a downspout aimed at the fence. The Town has clear rules for who is responsible, and Halton has some of the best flood subsidies in Ontario. Here is what fixing a wet yard costs and how the rules work.

2026 drainage costs in Oakville

Fix 2026 cost Best for
Buried downspout extension $380 - $1,300 Water pooling at the corners of the house
Regrading so the ground slopes away $1,600 - $6,500 Soil that slopes back toward the walls
Swale $1,400 - $5,200 Moving surface water across the lot
French drain, typical 40 ft run $2,600 - $5,400 A side yard or lawn that stays soaked
Catch basin and connection $850 - $2,400 A low spot that ponds after every rain
Dry well $1,900 - $5,800 Nowhere legal to send the water
Sump pump, pit and discharge line $1,900 - $4,800 Water below grade, high water table
Several fixes together $6,000 - $26,000 Lots with more than one problem

South Oakville lots with mature trees and old clay tile often need a combination: regrading the first couple of metres around the house, burying the downspouts, and a French drain or dry well where the side yard stays wet. Newer north Oakville homes more often have a grading problem from settlement along the foundation in the first few years.

The Town's grading rules

Oakville's Site Alteration By-law 2023-047 says no one may alter the grade of a property in a way that negatively affects drainage on another property, which includes causing ponding or flooding or taking away a neighbour's outlet. Small jobs are exempt from a permit, such as topdressing a lawn, tilling a garden bed, or digging less than 9 m2 and 0.5 m deep, as long as they still do not affect a neighbour's drainage. Work at least 0.3 m back from every lot line with no effect next door is also exempt.

The Town's drainage and grading guidance adds the practical rules:

  • Do not extend downspouts or pipes to the property line or onto a neighbour's property. Discharge onto splash pads, away from the house.
  • Keep grades along a shared lot line matched to the existing grade, and keep retaining walls at least 0.3 m from the line.
  • Never fill a drainage easement.
  • Make sure the ground within 1 to 2 m of the foundation drains away from the house.
  • Drain pools to the front of the property.
Faz says: When an Oakville neighbour dispute comes to us, the first question is whether someone changed the grade. If they did, the Town's engineering staff may be able to help. If the cause is a misdirected downspout or raised bed with no grade change, the Town treats it as a private matter and points people to mediation. Either way, fix what is on your side first.

Sump pumps in Oakville

Halton's by-laws do not allow foundation drains, sump pumps or downspouts to discharge into the sanitary sewer. Property standards require sump lines to be set up so water does not pond on the Town road allowance. For infill homes, the Town prefers sump discharge to grade on a splash pad about 1.5 m from the foundation, usually to the front yard onto lawn or planting, and says infiltration galleries need an overflow outlet.

Halton subsidies for Oakville homes

Halton's Basement Flooding Prevention Subsidy program is generous, once per property, for homes on the Regional sewer:

Work Subsidy
Downspout disconnection 100% of cost, up to $900
Weeping tile disconnection and sump pump 100% of cost, up to $6,500
Backwater valve (interior) 50% of cost, up to $1,600
Exterior storm drain disconnection 100% of cost, up to $6,500
Sewer lateral lining or repair 50% of cost, up to $4,000

Apply within a year of finishing the work, and you need to show the old connection existed, through a Region drainage survey or a licensed plumber's assessment. Halton suggests downspout extensions discharge about 3 m from the foundation.

Stormwater fee and permits

Oakville started a stormwater fee in 2026, $137 this year for a detached home and rising to $273 by 2028. Residential properties cannot earn credits against it. Near Sixteen Mile Creek, Bronte Creek, the ravines or the lakeshore, Conservation Halton permission may be needed to place or remove fill. Every job starts with a free locate through Ontario Dig Authority.
