Quick answer: Deck repair in Hamilton usually costs $400 to $3,500 in 2026. Re-fastening a 200 sq ft deck runs $400 to $900, a loose railing post $150 to $350, a ledger re-flash and re-bolt $900 to $2,400 and a new post and footing $1,200 to $3,500. If the frame is sound but the boards are done, resurfacing in pressure-treated costs $12 to $22 per sq ft. Hamilton's Property Standards By-law 23-162 requires rotted stair supports to be fixed and Building Code guards on any deck more than 600 mm off the ground.

Most Hamilton deck calls are about decks built in the 1980s and 90s: a Mountain bungalow with a raised deck off the kitchen, a Westdale porch with soft stairs, a tall walkout deck on an Ancaster or Dundas slope. The boards look tired, but the question that sets the price is whether the frame underneath is still sound. Here is what repairs cost in Hamilton and what the City expects from an older deck.

2026 deck repair prices in Hamilton

Repair Typical 2026 price
Re-fasten loose or popped boards, 200 sq ft deck $400 - $900
Replace 8 to 12 pressure-treated boards $300 - $700
Replace 8 to 12 cedar boards $600 - $1,400
Re-anchor a loose railing post $150 - $350 per post
Rebuild a short 3-step stair $600 - $1,200
Flash and re-bolt the ledger at the house $900 - $2,400
Replace a rotted rim joist $1,500 - $4,000
Replace a post and footing $1,200 - $3,500 per post
Resurface on a sound frame, pressure-treated $12 - $22 per sq ft

Prices include materials, fasteners, disposal and cleanup. Most crews carry a service minimum of $350 to $500, so a single board or a squeaky step is best fixed as part of a bigger visit. Hidden rot is the wild card: ask for a written unit price for any extra joist found once the boards come up. Full detail is in our Ontario deck repair cost guide.

What fails on Hamilton decks

On the Mountain, Stoney Creek and Binbrook clay, it is footings. Posts set on shallow pads or buried straight in the soil heave with frost and drop in wet springs, so one corner of the deck sinks and the boards start to cup. The fix is temporary shoring and a new footing below frost, about 1.2 m (4 ft) here. In the lower city, it is the ledger. Older decks were often nailed to the house with no flashing, so water got behind the ledger and rotted the rim. On the escarpment slopes of Ancaster and Dundas, tall decks put a lot of load on a few posts, and a loose railing on a deck 3 m up is a real hazard.

Test it yourself. Push a screwdriver into the joists near the house and at the ends. If it sinks more than about 6 mm, the wood is rotting. Check that the ledger has metal flashing and bolts, not just nails, and that each post sits on concrete rather than soil.

Faz says: We see a lot of Mountain decks where someone screwed new boards onto a frame that was already soft. Two summers later the screws will not hold and the whole surface has to come off again. If more than a quarter of the boards are bad, lift them and look at the joists before buying anything.

Repair, resurface or rebuild

  • Frame sound, a few bad boards or a loose rail: targeted repair, usually under $1,500.
  • Frame sound, most boards worn out: resurface. Pressure-treated is $12 to $22 per sq ft, composite $30 to $55 if the joists are 16 inches apart or closer.
  • Ledger or one or two posts failed: partial rebuild, $25 to $40 per sq ft.
  • Joists rotting, footings shallow, or a raised deck with no permit on file: tear out and rebuild. Our Hamilton deck building page has full build prices.

What Hamilton's property standards by-law requires

Hamilton replaced its old property standards by-law with Property Standards By-law 23-162. Section 15 covers stairs, porches, balconies and decks, and it applies to every house, not just rentals:

  • Stairs, landings, porches and balconies must be free of holes, cracks and defects that could be a safety hazard.
  • Treads or risers that are broken, warped, loose or badly worn, and any rotted or deteriorated supporting members, must be repaired or replaced.
  • An outdoor stair with 4 to 6 risers needs at least one handrail.
  • A stair with more than 6 risers, or a deck, porch or balcony more than 600 mm above the ground, needs Building Code guards on all open sides.

A neighbour or tenant complaint can lead to an inspection and an order to repair. More importantly, these are the parts that hurt people when they fail. If your railing moves when you lean on it, fix that first.

Do you need a permit to repair a deck in Hamilton?

Swapping boards, re-fastening, re-staining and re-anchoring a railing post are maintenance. Structural work is different. Under the City's porches and decks guidance, a deck attached to the house or used with a pool needs a building permit, and a detached deck up to 10 m2 next to a door also needs one if it is more than 600 mm off the ground. A small detached rear-yard deck, 10 m2 or less and under 24 inches high, may not. If a repair means replacing the ledger, beams or footings on a deck that needs a permit, we treat it as permit work and confirm with the Building Division before we start. Footing work starts with a free locate through Ontario Dig Authority.

Where we repair decks in Hamilton

The lower city, Westdale, the Mountain, Stoney Creek, Ancaster, Dundas, Waterdown, Binbrook and Glanbrook. Board and railing work can happen most of the year; footings need unfrozen ground, roughly April to November.

Frequently asked questions

How much does deck repair cost in Hamilton?

Most repairs run $400 to $3,500 in 2026. A loose railing post is $150 to $350, a ledger re-flash $900 to $2,400 and a new post and footing $1,200 to $3,500.

How much does it cost to replace deck boards?

About $300 to $700 for 8 to 12 pressure-treated boards and $600 to $1,400 in cedar. Resurfacing the whole deck in pressure-treated is $12 to $22 per sq ft.

Do I need a permit to repair my deck in Hamilton?

Not for boards, fasteners, stain or a railing post. Replacing structure on an attached or raised deck falls under the same permit rules as a new deck, so confirm with the Building Division.

Does a Hamilton deck need a railing?

Yes, if it is more than 600 mm above the ground. Property Standards By-law 23-162 requires Building Code guards on all open sides, and a handrail on outdoor stairs with 4 to 6 risers.

Is my deck worth repairing or should I replace it?

Repair if the joists, ledger and footings are sound. Replace when the joists are rotting in more than one area or the footings are shallow.

Why is one corner of my deck sinking?

Usually a shallow footing that has moved with frost or wet clay. It needs shoring and a new footing below frost, about $1,200 to $3,500 per post.
